Functional Home Discovery is how you understand how your whole home is actually performing — the envelope, the ventilation, the HVAC, the way air and moisture move through it — and how we trace what we find back to its source.
Sometimes that source is already producing mold. Sometimes it’s a failure that hasn’t yet, but is still letting unconditioned air into your living space, overworking your HVAC, or shortening the life of the materials around it. Either way, you’ll understand what’s happening and what to do about it. It’s our answer to chasing the smoke while ignoring the fire.
We built this after watching too many remediations double in scope the moment the walls came open — and after finding homes that never should have been remediated at all. Understanding the whole picture first is how you avoid both.

What to expect
We investigate the home as a system, working from the exterior in.
On the exterior, we read the assembly at its accessible edges. From the interior, where it helps, we make small borescope openings at windows, doors, and plumbing to see inside the wall cavity — patched and repaired before we leave, so nothing’s left to push unconditioned air into your living space. We work the attic extensively, where many problems begin.

The site & drainage
We start at the ground: how the lot is graded and where water flows, making sure it’s carried away from the home rather than pooling against the slab, the sill, or the weep holes meant to drain it. We check the foundation itself for the cracks that let moisture work its way in.
The building envelope
Then the shell itself: the roofline and cladding, the roof penetrations where vents and jacks pass through, the moisture barrier at its accessible edges, and the seals around every opening — anywhere water or unconditioned air can get past it.
Attic & ventilation
Whether the home can breathe and dry the way it’s designed to — or whether heat and moisture are getting trapped where they shouldn’t. We also check how well the attic is sealed from your living space, since gaps there let unconditioned attic air push down into the rooms below.
HVAC & air movement
How conditioned air actually travels through the house, where the system is straining, and where unconditioned air is being pulled in along the way.
Windows, doors & wall cavities
Room by room, we look inside — into the wall cavities at every window and exterior door, where trouble can take hold unseen long before it reaches the surface. We also look into the spaces between levels, reached through the ceiling below, and check a few interior walls at random — not every room, but enough to learn what normal reads like in this home.
Plumbing & penetrations
Every place water lines, drains, and other systems pass through the structure, where a small gap or slow leak can feed a problem out of sight.
Following the source
We don’t stop at where a problem shows. We trace it back to where it starts — into the attic and beyond when the trail leads there — until we can see the pattern, not just the symptom.
We’re not confirming a single spot. We’re reading how air and moisture actually move through your home — gathering enough to see the patterns.
What we hand you flexes to why you called. For a known problem, a clear, plain-language account of what we found and what it means. For a healthy home, practical guidance on what to change to keep it that way. And on every finding, we tell you honestly whether it’s ours to address — or whether it belongs to a foundation specialist, an HVAC company, or someone else entirely.
The honest limits
We’ll always be honest about what Discovery can and can’t see. We’re minimally invasive by design — we read the assembly from its accessible edges and make small, repaired openings where they help, but we don’t open up walls wholesale. We can view the moisture barrier from its exterior edge and look into a wall cavity from the interior — but there are places we can’t reach without going further: what’s happening between the sheathing and the cladding, between a floor and its subfloor, behind spray foam, or behind cabinetry and millwork. Where confirming something would mean opening up more, we’ll tell you plainly, every time.
Conditions matter, too. Each tool needs the right circumstances to read true: moisture meters want recent rain to reveal an active leak, thermal imaging needs a temperature difference between inside and out, and the attic ventilation assessment needs a hot, sunny day. We time these to the weather that tells us the most; everything else carries on year-round.
It’s always optional, and how you move forward is always your call.
